Custom Design & Build

At Dwell Containers we work with top architects and designers to help plan every aspect of your build. Starting with civil engineering, surveying and creating a site plan, to final plans submitted for building permits, we can handle it all. Turn key solutions for your container project is something we do very well. 

How to get started? The first step is deciding where and what you want to build. The next step is deciding on your timeline and budget. Once you know these 4 things you are ready to speak to some experts. Everyone likes to do some research before making a decision of this magnitude. Let us save you some time and give you the benefit of our experience and knowledge so you can make the best decision for you.

We offer feasibility studies for customers who want to determine what they can build. This is a comprehensive investigation by our team that will take care of all the research and legwork required to find out what you can build, how big and what the requirements are of the local municipality. This report also includes a budget assessment and recommendations based on the type of structure you wish to build, including requirements for foundation, insulation and other construction considerations. The cost of this study is fully refundable if you hire us to consult or build.

If you already know what you can build and have a budget and plan in mind, contact us and start the discussion. We will sit down with you, look at your plans and show you what you can do within your budget. We believe that if you have the desire and motivation, you can accomplish anything. We have many ways of building your project that we can offer to you that will suit your budget and timeline. Turn key solutions only require your authorization and agreement to a budget – we take care of everything else and hand off a complete finished product to you. 

If you want more involvement and also want to save a little money along the way, hire Dwell Containers as Project Managers for your build. We will arrange drawings, engineering and site preparation on your behalf. We will find you the best rates (what we pay) and you will pay them all directly. We will charge a management fee on top of all services we arrange, but you can still save up to 20% or more from a regular turn key build. You will need to be more involved, be on site more often, and deal directly with ordering materials and paying tradesmen.

We can also help the D.I.Y customers who have the skills to do some or all of the construction themselves. Hire us through one of our consultation packages and we can help with design, drawings, permits and ordering and arranging fabrication on your container. We can offer our advice and site visits during your build with included consultation time. This can be used to help select trades, advise on build and fabrication issues, help in ordering materials, and dealing with the municipality, inspections and responsibilities.

Dwell Containers Canada is developing vacation properties with unique and sustainable shipping container dwellings. We want you to share in this opportunity and help us build our future vacation dwellings responsibly. Using containers allows us to build durable and lasting structures utilizing existing resources, without the need for additional structural lumber. The robust nature of shipping containers, and their portability and modular design allow us to build more easily on uneven and difficult terrain. The growing interest in this form of construction ensures future value in your investment. Container living is a growing trend and the curiosity of the general populace has created a demand for this type of rental experience. Building a shipping container cottage or home is an excellent investment for these reasons, and now you have the opportunity to join in this movement for a fraction of the cost of conventional ownership.

The 3 basic types of investment we are offering are as follows:

3 Types of Fractional Ownership

  1. Investment / Flip. Shareholders are investing to develop, build and sell for profit. An example would be a $250K build (cost) with a projected resale profit of $70K to $100K. With 10 investors at $25K the expected return of $7K to $10K within the year is over 25%.
  2. Income property. The property is built for use as a rental property. All revenue is split between the shareholders, and any increase in property value can be redeemed if a shareholder wishes to sell their percentage.
  3. Vacation Property / Own Use. The property is built for use by the shareholders. Weeks of use are divided between shareholders. The property is yours to use, lend, or rent during your time. Unused weeks can be given to Airbnb or other rental services to generate income to defray maintenance costs.

Fractional ownership (for use or for rental) allows access and equity in a vacation property without the entire burden of carrying costs like maintenance and upkeep. Your investment is safe and can grow in value over time.

Tiny homes are all the rage lately with a lot of exposure online and in the media. They are essentially a modified trailer built to resemble a house and be parked at different locations, or at a permanent location. A container home is a more substantial structure which is not designed to be towed and moved. A container home can be built with multiple stories or have a rooftop deck.

I just watched a tiny homes program where a young couple built their own tiny home for $15K US. Most of the structure was made from reclaimed (inexpensive) materials and the labor was provided by them, over a period of more than 6 months. The finished product was under 130 sq. ft. and featured a pop-up roof with a loft. Our 20′ models come with an optional rooftop deck, ground level deck (covered) and have 160 sq. ft. of interior space, plus additional exterior space (both covered and open) of 300 sq. ft. or more!

The 15K cost is the exception and not the norm. It is not unusual to see finished tiny homes for sale in excess of $50 K US. This is where financing can become an issue. A trailer can be financed but the length of term is limited. You cannot get a mortgage (in Canada) on a structure unless it has a foundation. Dwell containers are designed for a foundation – concrete piers at the very least, which are still considered a foundation.

Being able to get a mortgage greatly reduces the monthly cost of a container home. Despite having a foundation, the container home is easy to move. If future needs for expansion or change necessitate a move, a forklift or crane can easily move or remove the container home. Try to do that with a conventionally constructed building.

This is a tried and true formula for urban growth and it hasn’t changed much in the last 50 years, aside from more homes in less space. Imagine a subdivision of Container dwellings. On every standard building lot, there is enough space to build 2 or 3 container homes. From 1 bedroom singles to 3 or 4 bedroom models, we would fill all of the available space in each lot.

Green space consisting of gardens, flower beds, or lawns could be constructed on top of the containers. This has an added benefit of insulation for the container home below, keeping in heat in the winter and staying cool in the summer. Using rain water collection and irrigation would lessen the demand on city water. Having most of the available top space on the building lot as green reduces waste heat / reflected heat and greenhouse effects of overheating common to urban areas.

Recycling Shipping Containers – helping save the planet

Can recycling an unused shipping container help save the planet? There is an astounding 17+ million containers in the world. At this moment there are as many as 6 million on the move, on ships and trucks, all over the world. When there is no cargo to be shipped back, containers sit unused and are sold off. A massive amount of resources were used to build these containers and lets not even discuss the environmental damage in China where they are made.

Save our own natural resources and use these as the building blocks of our future living and working spaces. When you recycle a shipping container you use less than 10% of the lumber required in conventional construction. You have a structure that will withstand severe weather and environmental damage. You have a structure that can be moved if required, and placed in a new location.

In subdivision home building sites, waste is enormous. Off-cut wood and other materials are tossed outside and hauled away to landfill sites. A Dwell container is manufactured in a closed environment. Off-cut materials are sorted and stored for other uses. A planter or deck box can easily be made by recycling our waste and replace an extruded plastic deck box that may have come over from China in the same container we are recycling!

Another way to save the planet is to embrace renewable resources for off-grid living. Solar power has become affordable, available and is the easiest way to start becoming eco-friendly. We can still enjoy our electrical conveniences without reliance on mass produced electricity. If you live in rural areas, highly efficient modern wood burning furnaces can provide all the heat you need for any size structure. Saving the planet is a huge task but it can be done if we all do a little. Recycling, renewable resources and off grid living gets us started in the right direction.
