The ADU or Accessory Dwelling Unit is a separate living space on your property. Recently some changes have been made to zoning in the city of Toronto under the banner of Changing Lanes. This 3 year pilot program allows homeowners to create laneway suites.
A laneway suite is a self-contained residential unit located on the same lot as a detached house, semi-detached house or townhouse. They are generally located in the rear yard next to a laneway. Laneway suites are generally smaller in scale and completely detached from the main house on the lot.
Laneway suites may provide new rental housing opportunities within established neighbourhoods. They provide a wider range of low-density housing options while enhancing neighbourhood and community character. Gone are the days of huge expenses, time and red tape involved in severing your property to add an additional structure. The Changing Lanes program streamlines the process and reduces the costs by tens of thousands.
These Laneway suites are a valuable investment in your property. You can add livable separate space to your home for an inlaw suite, kids returning from University, guests and visitors, or a home office / studio space. As a rental income unit it can be legally used for short or long term rentals, including Airbnb daily rentals.
Our designs are based on some of the size requirements for Laneways in Toronto. We can customize a design to fit any size requirements from small (300 to 400 sqft models), up to floor plans in excess of 1000 sqft. These designs are not exclusive to Laneways in Toronto. As a stand-alone structure they can be built as a carriage house on top of an existing detached garage, or as an addition on top of an attached garage. The possibilities are endless and our design team is always ready to discuss your ideas. A simple inquiry to the local municipality will tell us what kind and size of structure can be built on your property. While these models are shown with a masonry garage on the main floor, this can also be finished as usable living space.
In Toronto we have partnered with a Laneway developer (Laneway Home Experts) and are offering our construction services for building both conventional and shipping container designs.
